Refurbishment of Private Office Block

 PROJECT OVERVIEW

Tempus Court, located in High Wycombe, is an office block consisting of three office floors, a basement and roof top plant room.

The building had suffered considerable vandalism with the majority of the copper services having been removed for scrap and the building fabric largely left in disrepair.

Following a competitive tendering process, RME were contracted to completely refurbish the building.

In summary, works consisted of the following:

Roof works – The roof of the building was suffering from two problems. The first being the ingress of water through the clock tower which had been caused by the removal of lead flashing and the second was the damaged roof tiles that had been broken during the theft. With the use of a full scaffold to the facade of the building,  RME completed the repairs of the roof tiling together with the replacement of the lead to the clock tower. With the scaffold in place, the opportunity was taken to clean down the remaining roof of old debris.

Office floors – In addition to carrying out the general repairs to the building fabric, the decision had been taken to remove the internal demountable partitioning to create an open plan office scenario on all floors. The existing partitioning was therefore removed including the integral M&E services to create an open plan space throughout.

New suspended ceilings were installed throughout the floors together with insulation pads to enhance the buildings energy efficiency levels and also create a fresh new look with a view to remarketing the property.

A new building-wide fire alarm system was installed together with automatic smoke detection and emergency lighting. It was the intention to future proof the M&E installation to prepare the building for possible multi occupancy. New landlords LV distribution was installed from the basement electrical switch room to provide sub metering of all floors should it be required in the future. New tenant lighting and power was installed throughout, including compartmental data trunking for data installation.

A new security alarm system complete with Redcare connection was installed to provide security.

A new complete comfort heat pump / cooling system was installed on each floor comprising of VRV condensors and flush ceiling cassette units. This enabled the decommissioning of the old boiler system within the basement plant room, freeing up valuable space. As a result of this, point of use water heaters were installed throughout the kitchen and WC areas.

The front reception was refurbished including the revolving entrance doors. Finally, new floor finishes were provided throughout.

The grounds around the building were transformed through a considerable amount of landscaping and planting of new shrubs and flowers to create a complete transformation both inside and out.

Considering the difficulties RME faced from the outset with the discarded needles and unsavoury paraphernalia that had been left behind by the thieves, RME have transformed the building providing a vibrant space for the new occupants.
